the challenge

Teresa Schwarz sells homes across Southwest Broward: Pembroke Pines, Miramar, Davie, Weston and the cities around them. Her clients are families with years of equity, comparing agents before one of the biggest decisions of their lives.

She was paying for ads, posting and emailing, but couldn't tell what was working. Leads landed in an inbox, a spreadsheet and a newsletter list. Ads were judged by phone calls alone. We set out to fix both sides: a site that turns visitors into conversations, and one place to see every lead and where it came from.

01the website

a site that earns the call.

Homeowners don't call an agent they don't trust. So every page leads with Teresa, real local proof and two clear next steps: call her, or get a free home valuation.

  • listings that update themselves

A custom WordPress plugin pulls every Lyfe listing and photo from the Miami MLS. No copying, nothing stale.

  • forms that ask the right questions

Valuation and buyer forms branch on each answer, so Teresa knows what someone needs before she calls back.

  • local proof on every page

Real aerials of the neighborhoods she sells, live RateMyAgent reviews and city guides for Davie, Pembroke Pines and more.

  • built for two languages

Spanish guides are already live, and a fully bilingual version of the site is built and ready to launch.

02the marketing hub

every lead, every dollar, one place.

We built the Lyfe Hub, a private dashboard that pulls in everything Teresa's marketing touches. It answers three questions at a glance: what did we spend, what came in, and where did it come from?

The hub's Marketing page: website visits, pages viewed and key actions with trend lines, visits by source, and a short list of what to focus on next
  • websitevisits, sources and the actions people take
  • google adsspend, calls, search terms and every account change
  • local servicesGoogle Guaranteed leads
  • website formseach lead with the ad, keyword and page that brought it
  • emailopens, clicks and the leads each campaign brought in
  • salesclosings and market numbers from the MLS

what it caught

the ads kept spending. the calls stopped.

In October the hub's reports caught a slide in calls from Google Ads. Its report traced the cause in one read: after keyword changes in early September, the same budget was reaching people looking up home values and rentals instead of people looking for an agent.

  • −60%calls from ads, 45 → 18, with the same search spend
  • 15valuation requests from ad visitors that the call count had missed
  • 9specific, reversible fixes, ranked by impact

the rest of the toolkit

everything else the hub runs.

  • lead pipeline

Every inquiry with its source, stage and follow-up, so no lead goes cold in an inbox.

  • email marketing

Bilingual newsletters and campaigns designed in the hub, with the clicks and leads each one brings.

  • website forms

Build and change the site's forms without a developer, with consent records and spam protection.

  • sales performance

Closings for the office and each agent from the MLS, by city and home type, so Teresa sees where the business really comes from.

  • market data

Monthly numbers for every city she serves, checked by a person, ready for newsletters and market updates.

  • reports + alerts

Bi-weekly marketing reports shared by private link, and phone alerts the moment a new lead arrives.

03the content engine

more guides, with a human in charge.

Sellers search before they call, so the site answers their questions city by city. AI assistants draft the guides and market updates in Teresa's voice, in English and Spanish, using the hub's real market data. A person approves every word before it goes live.

Both drafts are in the review queue with September's approved numbers for each city. Approve them, or ask for changes.

  • drafted by ai

Claude and ChatGPT connect to the hub, follow Teresa's playbooks and use real MLS numbers.

  • approved by people

Nothing publishes or sends without a person's review. Every draft shows who asked for it.

  • live on the site

Recent Davie buying and selling guides went from draft to published this way, in both languages.

why it works

one system, not five tools.

The website, the listings, the leads and the content all feed the same hub. So Teresa sees the whole picture, and every decision starts from real numbers.

trust first

Real neighborhoods, real reviews and real listings do more than any slogan. That's what turns a visit into a call.

measure everything

When every lead carries its source, you stop guessing which ads work and fix the ones that don't.

people decide

AI handles the drafting so the team can publish more, but a person signs off on everything.
